When you actually need a new roof

Not when one roofer says so. When two or more of these apply: tiles delaminating across a whole slope; underlay perished and tearing in the loft; three or more repairs in two years and it still leaks; battens rotten; daylight through the roof in more than one place. If it is one slipped tile and a bit of mortar, it is a repair.
