Pelsall is a village on the northern edge of Walsall, mostly developed between the 1930s and 1960s with detached and semi-detached housing around Norton Road, High Street and the Pelsall Common area. It borders both Bloxwich to the south and Rushall to the east.
The 1930s–1950s semis on Norton Road and along the High Street have the typical problems of that era: Marley or Redland plain tile, mortar ridge and shared chimney stacks between the pairs. The chimney flashing on these semis is frequently the source of leaks, and the ridge mortar is usually the first thing to fail as the roof age passes 70 years.
The 1960s bungalows around Pelsall Common are WS3’s most distinctive housing type — low-pitch concrete interlocking tile roofs, sometimes with verge tiles instead of mortar, and single-storey flat-roof extensions built at the same time that are now well past their design life. The village also has some older Victorian properties on High Street with clay plain tile or slate requiring periodic maintenance.
